Coming Soon Real Estate Listings vs Active Listings

New to the Triad Real Estate Market is the property status of "Coming Soon." In the past real estate agents were only able to market properties that were "Active" or "Under Contract." Under-Contract properties can also be labeled as Due Diligence, Pending, and Pending Accepting Backups depending on what stage of the contract period they are in. If you are looking for or selling a home, especially in a competitive market, understanding and working with an agent that understands the difference between the property status' can greatly help your home search or sale. 

Coming Soon Vs Active for Buyers

For Buyers it's important to work with an agent that can connect you with Coming-Soon Listings and inform you of the day they will be Active and begin showings. This way if the home looks like it could be the one you can proactively schedule a showing before all the appointment slots are booked. This can greatly help reduce stress for all parties involved as you and your agent can plan ahead instead of having to jump to schedule a last minute showing as you do with properties that go directly onto the market.

Coming Soon Vs Active for Sellers

For sellers in a busy seller's market, listing your house as Coming Soon before going Active and allowing showings can generate buzz for your home through marketing and condense the number of days you will need to show your home, if it's priced right. As agents and buyers see your home and schedule showings before it officially comes on the market they also have time to do a little research and prepare to place an offer; if it's the right house for them. With excited buyers ready to place offers coming to your home and bumping into other showings, a buyers understanding of your homes value could increase and drive the price up. Of course, this all depends on your particular home and the current market. The best thing to do is talk to a great agent to come up with the best strategy for you and your house!
